As a business plan,
A nice up-market bordello, specializing in mature men and women, with high-end massage, as well as regular services.
I would pick, Victor Harbor in the south and Gawler in the north.
A slow and quiet community, ohhhhh I would need to close the doors on Schoolies-week at Victor.

Location is the key. An industrial area so as to not attract too much interest in suburbia. Considering parking in the area and then size of building. Then you have to hope that the councils don't put parking restrictions in the area.
