Not really....... The land that the premises sits on though is more valuable to re-develop into high density living than what its current usage is right now as its one street away from Neppean Highway, 100 or so meters to the Tram Line and Train stations..... so if it actually liquidates my guess is an erection of other sorts will be there instead....

The same is for Top of the Town on Flinders streets. The MCC would love to see that gone as they would the places on Dudley street which are right near residential terraces, Parlors years back were in industrial zones in Melbourne that were not really worth that much BUT now in 2016 the land they sit on is worth a small fortune and councils would love to see residential over this sort of commercial usage, especially around market street precinct of South Melbourne.

Number one issue that face DP's was before Crown Casino and the development of the area around it, people didn't mind traveling to Elsternwick, but now its is too far away to go after a few drinks by Taxi or even a drive, and if you go there and there isn't any ladies that suit you there really isn't too many other options close by as such in south Melbourne and Collingwood areas, I know there is a place on Glen Huntly road a bit further out but then what?

You can walk from say a King street pub to The Boardroom and others and then go back to the same pub again with ease....
